New Electrical Installations: Compliance & Certification
For all new works, additions, or major alterations, the following standards apply:
- Primary Regulation: All installations must comply with BS 7671 (IET Wiring Regulations).
- Mandatory Certification: An Electrical Installation Certificate (EIC) must be issued to guarantee the work meets national safety standards.
- Domestic (Non-Commercial): Must comply with Building Regulations Part P, requiring notification to local building control for most work.
- Commercial: Must satisfy the Electricity at Work Regulations 1989 to ensure legal safety for employees and the public.
Energy Performance Certificate (EPC)
Regulation: MEES Regulations 2018 A mandatory assessment for selling or letting property, measuring energy efficiency on an A-G scale. Properties must typically meet a minimum ‘E’ rating to be legally rented.
