Electrical Installation Condition Report (EICR)

Regulation: BS 7671:2018+A2:2022 An EICR is a formal assessment of a property’s electrical safety, identifying defects and potential hazards such as circuit overloading or lack of earthing.

New Electrical Installations: Compliance & Certification

For all new works, additions, or major alterations, the following standards apply:

  • Primary Regulation: All installations must comply with BS 7671 (IET Wiring Regulations).
  • Mandatory Certification: An Electrical Installation Certificate (EIC) must be issued to guarantee the work meets national safety standards.
  • Domestic (Non-Commercial): Must comply with Building Regulations Part P, requiring notification to local building control for most work.
  • Commercial: Must satisfy the Electricity at Work Regulations 1989 to ensure legal safety for employees and the public.

Smoke Detection & Fire Alarm Systems

Regulation: BS 5839-1 / BS 5839-6 Covers the design, inspection, and verification of alarm systems. We ensure correct sensor placement and sound levels to comply with the Fire Safety Order 2005.

Regulation: BS 5266-1 Ensures safe egress during power failures through “flick tests” and full-duration discharge testing, with full certification provided for fire safety audits.

Energy Performance Certificate (EPC)

Regulation: MEES Regulations 2018 A mandatory assessment for selling or letting property, measuring energy efficiency on an A-G scale. Properties must typically meet a minimum ‘E’ rating to be legally rented.

Fire Risk Assessment (FRA)

Regulation: Regulatory Reform (Fire Safety) Order 2005 A systematic evaluation of fire hazards in Domestic, non-domestic and communal areas, now including external walls and flat entrance doors under the Fire Safety Act 2021.

Fire Door Check & Inspection

Regulation: BS 8214 & Fire Safety (England) Regulations 2022 Specialized inspection of door integrity, intumescent seals, and self-closing mechanisms to ensure fire containment.
